STEEL
- ISI Standard FE 500/FE 550 TMT steel will be used as per structural requirements.
- INDUS, JSW, or equivalent brands will be used.
- Steel rods from 8 mm to 20 mm will be used as per structural design.
CEMENT
- ISI standard 53 grade and 43 grade cement will be used.
- 53 grade cement will be used for masonry works, and 43 grade cement will be used for plastering works.
- UltraTech Cement, ACC Cement, or equivalent brands will be used.
SAND
- M Sand will be used for masonry works.
- P Sand will be used for plastering works.
BLOCKS/BRICKS
- Standard solid 6 inch (Rs. 35) and 4 inch (Rs. 32) concrete blocks will be used.
- 6 inch blocks will be used for external walls, and 4 inch blocks will be used for internal walls.
- Note: Wire cut bricks are not included in the package.
CONCRETE
- RCC (Reinforced Cement Concrete) design mix shall be used as per structural design and engineering requirements.
AGGREGATES
- 20 mm and 40 mm aggregates will be used.
FOUNDATION
- Retaining wall, if required, will be provided at extra cost.
- Foundation will be executed as per structural drawings. Foundation depth will be up to 6 feet; any additional depth required based on soil conditions will be chargeable.
- If rock strata or water is encountered during excavation, additional charges for cutting, soling, and labour will apply.
- Finished floor level (FFL) for the ground floor will be up to 1.5 feet above existing ground level.
- 2 course external and 1 course internal SSM wall work will be provided.
STAIRCASE
- RCC staircase with waist slab will be provided as per standard design.
- Any custom or non-standard staircase designs will be charged extra on a per-step basis.
WATERPROOFING
- Dr. Fixit waterproofing solution will be used for the terrace and the underground sump.

- Temporary power renewal should be done by client every month until the construction of project is completed.
- Water for construction of the project: required amount of water for construction of the project should be provided by the client.

- Extra soil for backfilling to be provided by the client.
- Safety door & grill is not included in the package.
COMPOUND WALL AND GATE
- Compound wall and gate are not included in the package.
- If required, the compound wall will be 5 feet high from road level with a thickness of 4 inches.
GOVERNMENT APPROVALS
- Cost of government approvals is not included in the package.
- We will support in obtaining the required approvals from government authorities.
ELECTRICAL/BESCOM
- Electrical meters and meter box are not included in the package.
- BESCOM charges are not included in the package.
- Road cutting charges for BESCOM and BSWSSB are not included in the package.
- Rock breaking or drilling expenses shall be borne by the client.
NOTE
- A civil engineer will be assigned for project inspection and for monitoring quality and progress of work.
- Temporary sheds will be constructed at site for material storage and for watchman/labour.
- Floor plans and 3D elevations provided in this document are for reference only; final designs will vary based on site dimensions and client requirements.
WARRANTY
- A 15 year warranty will be provided for the structure.
- The warranty will commence from the date of handing over the project to the client.
- Warranty for all products can be claimed directly from the respective manufacturers.
- All required product bills will be provided to the client for warranty claims.
