Luxury Package

KITCHEN GRANITE PLATFORM

• 40 mm thick granite platform will be provided at a cost of up to ₹160 per sq. ft.
• Ceramic wall tiles worth up to ₹40 per sq. ft. will be provided.
• The height of the wall tiles will be up to 4 feet above the granite platform.

KITCHEN SINK, FAUCETS AND ACCESSORIES

• Stainless steel single bowl sink worth up to ₹3,000 will be provided.

WASHROOM

SANITARYWARE AND CP FITTINGS

• Sanitaryware and CP fittings worth up to ₹45,000 per 1,000 sq. ft. of built-up area will be provided.
• This includes a wall-mounted EWC, washbasin with pillar cock, health faucet, overhead shower with arm, and concealed stopcock.

CERAMIC WALL AND FLOOR TILES

• Ceramic wall tiles worth up to ₹50 per sq. ft. and floor tiles worth up to ₹50 per sq. ft. will be provided.
• The height of the wall tiles will be up to 7 feet above the floor level.
• Anti-skid ceramic floor tiles will be provided.

CPVC/PVC

• Astral brand CPVC and PVC pipes will be used for plumbing.

BATHROOM DOORS

• Waterproof WPC doors worth ₹4,000 each, including fittings, will be provided.

DOORS & WINDOWS

MAIN DOOR AND FRAME

• One teak wood main door worth up to ₹30,000 per 1,000 sq. ft. of built-up area will be provided, including the frame and fixtures.
• The size of the main door frame will be 7 feet × 3 feet 6 inches.
• The thickness of the wooden section will be 5 inches × 3 inches.
• Standard door designs will be provided.

WINDOWS

• 3-track UPVC sliding windows with 5 mm clear glass will be provided.
• MS sections with 10 mm MS grills for the windows will be provided.
• The base price for UPVC windows, including MS grills, is ₹550 per sq. ft.
• The size of the windows and the grill design will be as per standard company specifications.

LOCKS

• Godrej or Europa brand locks worth up to ₹3,000 will be provided.

INTERNAL DOORS AND FRAMES

• Doors for internal rooms will be provided with a value of up to ₹8,000 each, including frame and fittings.
• Sal wood will be used for internal door frames.
• Primer-coated or membrane finish doors will be provided for internal rooms.
• The standard size of the internal door frame will be 7 feet × 3 feet.
• The thickness of the wooden section will be 5 inches × 3 inches.
• Standard door designs will be provided.

BALCONY & UTILITY DOORS

• Doors for balcony and utility areas will be provided with a value of up to ₹5,000 each, including frame and fittings.
• The standard size of the door frame will be 7 feet × 3 feet.
• Standard door designs will be provided.

PAINTING

INTERIOR PAINTING

• Two coats of JK Wall Putty will be applied.
• One coat of interior primer will be applied.
• Two coats of Asian Paints Tractor Emulsion will be applied.

EXTERIOR PAINTING

• One coat of exterior primer will be applied.
• Two coats of Asian Paints Ace Weatherproof Paint will be applied.

METAL AND WOOD PAINTING

• Two coats of Asian Paints Enamel Paint will be applied to window grills, balcony railings, and MS staircase railings.

FLOORING

LIVING AND DINING

• Branded vitrified tiles worth up to ₹100 per sq. ft. (including GST) will be provided.

KITCHEN AND BEDROOM

• Branded vitrified tiles worth up to ₹80 per sq. ft. (including GST) will be provided.

STAIRCASE

• Sadarahalli granite worth up to ₹80 per sq. ft. will be provided.

BALCONY AND OPEN AREAS

• Anti-skid tiles worth up to ₹50 per sq. ft. will be provided.

PARKING

• Anti-skid parking tiles worth up to ₹50 per sq. ft. will be provided.

ELECTRICAL

WIRES, SWITCHES AND BOARDS

• V Guard brand fire proof wires will be provided.
• Anchor/Roma brand switches and panel boards will be provided.
• Rooms shall be provided with 2 numbers of light points, 1 number of fan points, and 2 numbers of plug points near bedside table TV.
• Bathroom shall be provided with 2 numbers of light points, 1 number of geyser points, and 1 number of plug points near sink.
• Kitchen shall be provided with 2 numbers of light point, 5 numbers of plug points for refrigerator, mixer, oven, water purifier and platform.
• Living shall be provide with 1 or 2 number of fan point, 4 number of light points, and 4 number of plug points.
• Corridor/Passage/Parking/Utility/Stairs/Balcony shall be provided with light point at suitable locations per 1000 sqft, 5 nos.
• 2 way switches may be provided if required for room/living/stairs per bed room 1 nos.
• Each house shall be provided with 1 number of calling bell.
• Earthing pit for one dwelling capacity shall be provided per 1000 sqft of built up area.

NOTE

• Electric fixing and fixtures like fans, bulbs, motors, meters, meter box etc. are not included in the package. It will be of additional cost.
• Extra electrical points required will be chargeable at Rs. 1200 per point.

EXCLUSIONS FROM THE PACKAGE:

• Borewell: Borewellis is not included in the package
• Interiors: Interiors are not included in the package
• Temporary Power: Client must provide temporary power for the construction.
• Pump and hose pipe should be provided by the customer for curing.
• Drainage ramp work is not included in the package.
• Extra soil for backfilling is to be provided by the client.
• Extra soil for backfilling is to be provided by the client.
• Safety door grill is not included in the package.
• Water for construction of the project: required amount of water for construction of the project should be provided by the client.

COMPOUND WALL AND GATE

• Compound wall and gate are not included in the package.
• If required, the compound wall will be constructed with a height of 5 feet from road level and a thickness of 4 inches.

GOVERNMENT APPROVALS

• Cost of government approval is excluded from the package.
• We will help you to get the approvals from the government.

ELECTRICAL/BESCOM

• Electrical meters and meter box are not included in the package.
• BESCOM charges are not included in the package.
• Road cutting: Road cutting charges for BESCOM and BSWSSB are not included in the package.
• Breaking/drilling rock: Rock breaking or drilling expenses will be done by the client.

NOTE

• Civil engineer will be assigned for the project inspection and monitoring the quality of work and progress
• Sheds would be constructed at site premises for material storageand watchman/labour.
• Floor plans and 3d elevations mentioned in this document is just for reference purpose only, the designs will Change as per site dimensions and client’s requirements etc.

WARRANTY

• A structural warranty of 15 years will be provided
• The warranty period will commence from the date of handing over the project to the client.
• Warranties for individual products can be availed directly from the respective Manufacturers.
• All necessary bills and documents will be provided to the client to facilitate warranty claims
