Construction Material

STEEL

  • ISI standard FE-500/550 TMT steel will be used as per structural requirement.
  • India gold, meenakshi or equivalent brands will be used.
  • Steel rods starting from 8mm upto 20mm will be used according to the structural design and Requirements.

CEMENT

  • ISI standard 53 and 43 grade cement will be used.
  • 53-grade will be used for masonry and 43-grade will be used for plastering.
  • Dalmia, Priya or equivalent cement will be used.

SAND

  • M-sand will be used for masonry and p-sand will be used for plastering.

BLOCKS/BRICKS

  • Standard solid 6-inch (Rs.33) and 4-inch ( Rs.29) concrete blocks will be used.
  • 6-inch blocks for external walls and 4-inch blocks for internal walls.
  • Note: Wire-cut bricks are not included in the package.

CONCRETE

  • RCC design mix will be used as per structural requirements.

AGGREGATES

  • 20mm and 40mm will be used.

FOUNDATION

  • Retaining wall if required will be extra for the foundation.
  • The foundation will be as per the structural drawings. 5 feet deep foundation will be provided. Additional foundation may be required depending on the quality of soil discovered at the time of excavation. Chargeable beyond 5 feet.
  • Rock strata and water if found during excavation, cutting and soling will be extra with labour chargesas Well.
  • Height of finished floor level in the ground floor will be up to 1.5 feet above the existing ground level.
  • 1 course ssm wall work will be done.

STAIRCASE

  • Plain reinforced cement concrete stair cases with waist slab will be provided.
  • And rest models will be charged extra per step cement.

WATERPROOFING

  • Dr.Fixit waterproofing solution will be used for terrace and ug sump.

KITCHEN GRANITE PLATFORM

  • Thickness of 40mm granite platform will be upto Rs.140/sqft.

CERAMIC WALL TILES

  • Ceramic wall tiles worth upto Rs.40/sqft will be provided.
  • Height of the wall tiles will be up to 4 feet above the granite platform.

    • KITCHEN SINK, FAUCETS AND ACCESSORIES

  • Stainless steel single bowl sink of worth upto Rs.3000 will be provided.
  • Note: One kitchen will be provided for the 500 square feet of built-up area.

WASHROOM

    SANITARYWARE AND CP FITTINGS
  • Sanitaryware and cp fittings will be used of worth upto Rs.40000 per 1000 sqft of built-up area.
  • Includes ewc, washbasin with pillacrock, wallmixer/diverter, health faucet, overhead shower with arm, concealed stopcrock.,
  • For wall mounted western commode labour will be extra.
    • CERMIC WALL AND FLOOR TILES
  • Ceramic wall tile worth upto Rs.50/sqt and floor tiles worth upto Rs.50/sqft will be provided.
  • Height of the wall tiles will be upto 7 feet above the floor.
  • Anti-skid ceramic floor tiles will be provided.
  • Cpvc/pvc; astral brand cpvc and pvc will be used in plumbing.
  • Bathroom doors: waterproof wpc doors will be provided of worth Rs.4000 including Fittings.

DOORS & WINDOWS

    MAIN DOOR AND FRAME
  • One teak main door will be provided worth of Rs.25000 for 1000 sqft of built up area including Frame and fixtures.
  • Height and width of the main door frame will be 7 feet x 3 feet 6 inches. Thickness of the wood section will be 5 inches X 3 inches.
  • Standard door designs will be provided.
    • WINDOWS
  • 3-track UPVC sliding windows with 5mm clear glass will be provided.
  • MS sections with 10mm MS grill for windows will be provided.
  • Basic price for UPVC windows including MS grill is Rs.550/ per sqft.
  • Height and width of the windows and the grill design will be as per company standard.
    • INTERNAL DOORS AND FRAMES
  • Doors for internal rooms will be provided worth of Rs.8000 including frame and fixtures.
  • Sal wood will be provided for internal door frames.
  • Primer coated or membrane doors will be provided for internal rooms.
  • Height and width of the internal door frame will be 7 feet x 3 feet.
  • Thickness of the wood section will be 5 inches X 3 inches.
  • Standard door designs will be provided.
    • BALCONY & UTILITY DOORS
  • Doors for balcony & utility will be provided worth of Rs.4000 including frame and fixtures.
  • Height and width of the internal door frame will be 7 feet x 3 feet.

  • Godrej or Europa brand locks of worth Rs.3000 will be provided.

PAINTING

    INTERIOR PAINTING
  • 2-coats of JK wall care putty will be done.
  • 1-coat of interior primer will be done.
  • 2-coats of ASIAN paints tractor emulsion will be provided.
    • INTERIOR PAINTING
  • 1-coat of exterior primer will be done.
  • 2-coats of ASIAN paints apex or equivalent weatherproof paint will be provided.

    WIRES,SWITCHES AND BOARDS
  • V-guard brand fire proof wires will be provided.
  • Anchor/roma brand switches and panel boards will be provided.
  • Rooms shall be provided with 2 numbers of light points, 1 number of fan points, 2 numbers of plug points near bedside table & tv.
  • Bathroom shall be provided with 2 numbers of light points, 1 number of geyser points, 1 number of plug points near sink.
  • Kitchen shall be provided with 2 numbers of light point, 5 numbers of plug points for refrigerator, mixer, oven, water purifier and platform.
  • Living shall be provide with 1 or 2 number of fan point, 4 number of light points, 4 number of plug points.
  • Corridor/passage/parking/utility/stairs/balcony shall be provided with light point at suitable locations per 1000 sqft, 5 nos.
  • 2-way switches may be provided if required for room/living/stairs per bed room 1 nos. Each house shall be provided with 1 number of calling bell.
  • Earthing pit for one dwelling capacity shall be provided per 1000 sqft of built-up area.
    • NOTE
  • Electric fixing and fixtures like fans, bulbs, motors, meters, meters box etc., Are not included in the package. It will be of additional cost.
  • Extra electrical points required will be chargeable. Rs.1200 per point.

Other Amenities

OVERHEAD TANK:

  • Ganga ISI standard multi layered water tank will be provided.
  • Water tank capacity of 1500 liters will be provided.

UNDERGROUND SUMP/TANK

  • Underground sump will be of 6’’ solid concrete blocks with water proof plastering.
  • Sump tank capacity of 6000 liters will be provided.

FABRICATION

    STAIRCASE MS RAILINGS:
  • Internal staircase will be provided SS railings & balcony, utility & passage will be provided with MS railings.
  • SS railings of worth Rs.750 per sqft with standard designs will be provided.
  • MS railings of worth Rs.140 per sqft with standard designs will be provided.
  • If any sky lights and glass required will be charged extra with fabrication charges as well.
  • Designs will as per customer’s wish.
  • 16-guage round/box pipes will be used.

3D ELEVATION

  • Simple cement elevation designs are provided.
  • Clading, texture, toughend glass, SS grill or MS grill etc. Elevation designs will be charged.

ADD-ONS

  • Solar provision will be provided.
  • Geiser point will be provided.
  • Chajjas: Chajjas will provided on one side wall of each bedroom and kitchen only if required.
  • Parapet wall: Standard parapet wall of height 3 feet will be provided.
  • 4-inch solid concrete blocks and both side plastering and painting will be done.

Construction Finishing

EXCLUSIONS FROM THE PACKAGE:

  • Borewell: Borewells not included in the package.
  • Water for construction of the project: Required amount of water for construction of the project should be provided by the client.
  • Pump and hose pipe should be provided by the customer for curing.
  • Drainage & ramp work is not included in the package.
  • Extra soil for backfilling to be provided by the client.
  • Safety grill & safety doors are not included in the package.
  • Interiors: interiors are not included in the package.

TEMPORARY POWER

  • Client must provide temporary power for the construction.
  • Temporary power renewal should be done by client every month until the construction of project is completed.

COMPOUND WALL AND GATE

  • Compound wall and gate are excluded from the package.
  • If required the compound wall height will be 5 feet from the road level & thickness will be 4 inches.

GOVERNMENT APPROVALS

  • Cost of government approval is excluded from the package.
  • We will help you to get the approvals from the government.

ELECTRICAL/BESCOM

  • Electrical meters and meter box are not included in the package.
  • Bescom charges are not included in the package.
  • Road Cutting: Road cutting charges for bescom and bswssb are not included in the package.
  • Breking/Drilling Rock: Rock breaking or drilling expenses will be done by client.

NOTE

  • Standard height of headroom is 8-foot and tank room is 6-foot(not included in the package).

WARRANTY

  • Warranty of 15 years will be providing for the structure.
  • Warranty starts from the date of handling over the project to the client.
  • Warranty for all the products can be availed directly from the manufacturer of the product.
  • We will be providing all the required bills of the products to the client to claim warranty.

MAIN AREA: LIVING, KITCHEN, BEDROOMS, BATHROOMS AND STAIRCASE WILL BE CHARGED AT RS.2199/SQFT.

NOTE

  • Civil engineer will be assigned for the project inspection and monitoring the quality of work and progress.
  • Sheds would be constructed at site premises for material storage and watchman/labour.
  • Floor plans and 2D/3D elevation mentioned in this document is just for reference purpose only, the designs will change as per site dimensions and client’s requirements etc.
